You may expect to find engineers at a healthcare real estate development firm, but you might not expect to find exceptional financial engineers as well.
In a business that focuses on the art of building, a pillar of Westage’s strength is its financial prowess. With an excellent credit rating and a stellar reputation with banks, other lending sources, contractors and third-party vendors, Westage is always poised to deliver a superior financial package.
At Westage, we cultivate lender and investor relationships that help facilitate financial transactions for the benefit of our clients. We are strategists, who analyze financial options, set definitive goals and strive to mitigate risk through the selection of the proper financial structure for each project.
Westage supports our healthcare clients through off-balance sheet and sale/leaseback transactions. We are equally adept at delivering large scale and small scale projects. Westage has the ability to internally provide the equity for development projects, ranging up to $100 million. We have the ability to source a debt through a variety of sources: pension funds, insurance companies, regional banks, money center banks, commercial mortgage backed securities and Credit Tenant Lease (CTL) financing structures.
Westage is privately funded, owned and operated. As such, we are not beholden to Wall Street or to the restrictive underwriting criteria typically encountered by private equity funds and REITS. Thus, our underwriting is much more flexible than that of many of our competitors. This allows us to develop in secondary and tertiary markets where REITs or national developers hesitate to operate.
For substantially larger projects, we have the ability to source additional equity from healthcare specific funds. Also, when bonding is necessary for very large projects, Westage can make it happen.
In short, financial expertise is the foundation upon which Westage has built its success and is one of the key factors that sets our firm apart from other healthcare real estate developers.
